Project: Aprés Beverly Grove
Construction is moving quickly on an eight-story mixed-use development that will rise on a .77-acre parcel on the east side of San Vicente Boulevard at La Cienega Boulevard.
Crews recently completed excavation on the project, which replaces a strip mall at 400 S. San Vicente Blvd. in the Beverly Grove neighborhood just east of Beverly Hills. The former strip mall was demolished last July. Work is occurring behind fences along the east side of the street, with a large yellow crane towering above the property. Plans call for the development, which is led by the Abraham Companies, to open in December 2027.
The project, named Apres Beverly Plaza, includes 124 residential units above 11,600 square feet of commercial space. Parking is located in a three-level subterranean garage with 153 stalls. The development will also have 6,200 square feet of open space.
The Los Angeles Department of City Planning granted a density bonus for the residential project because it will include 14 affordable units. The project is also located approximately one half-mile from the Metro D Line subway station at Wilshire and La Cienega boulevards and is considered a “transit-oriented community,” meaning it provides housing near a major transit line and qualifies for higher density.
The Abraham Companies acquired the property in 2022. The project received Los Angeles City Council approval in 2024.
“We look forward to creating a much-needed mix of new housing and neighborhood-serving restaurant and retail spaces at one of L.A.’s most iconic intersections,” Abraham Companies president J.J. Abraham said when the redevelopment project was announced.
